Monsoon Season Home Prep Checklist (Coachella Valley)

Monsoon season in the Coachella Valley is short but intense. Between mid-June and September, dust storms with 60+ mph winds and flash-flood rain events can do more damage in an hour than an entire year of ordinary weather. A few weekend hours of prep dramatically reduces the odds of a storm-driven repair bill.

Roof

Inspect tile, foam, or shingle roof for cracks, lifting, or exposed underlayment
Clear debris from valleys, scuppers, and around HVAC curbs
Reseal any exposed fasteners or flashing
Trim tree limbs at least 6 feet away from the roof edge

Drainage

Clear gutters, downspouts, and yard drains of dust and debris
Extend downspout runoff at least 4 feet from the foundation
Check that pool deck drains flow freely
Regrade any low spots pooling toward the house

Landscaping

Skirt-prune palm trees to reduce wind-loading and falling fronds
Stake young or top-heavy trees
Secure or store loose planters, patio furniture, and umbrellas
Turn off automatic irrigation during storms to avoid soil saturation

Pool

Have shock and algaecide on hand — expect blooms after dust storms
Backwash or clean filter cartridges after a haboob
Never enter the pool during lightning within 10 miles
Verify pool equipment is on a GFCI-protected circuit

Power outages

Keep flashlights, batteries, and a battery bank charged
Know how to manually open your garage door
Store 1 gallon of drinking water per person per day (72-hour minimum)
If you rely on medical equipment, consider a backup power source

Walk the property in daylight and photograph any damage before cleanup — critical for insurance claims
Look for water stains on ceilings and around skylights, vents, and windows
Check the AC condenser for debris, bent fins, or standing water
Test GFCI outlets on exterior walls and near the pool
Inspect the pool for cracks, tile displacement, and equipment damage
Do NOT drive through flooded washes or streets — 12 inches of moving water can carry away a vehicle

When is monsoon season in the Coachella Valley?

Officially June 15 through September 30, with peak storm activity in July and August. Most damaging storms in the Valley are dust storms (haboobs) followed by short, intense rain bursts.

Does my homeowners insurance cover monsoon damage?

Standard policies typically cover wind and hail damage to the structure, but flood damage from rising water is excluded and requires separate flood insurance through the NFIP. Confirm your specific coverage with your agent before storm season.

How can I tell if my roof needs repair after a storm?

From the ground, look for missing or cracked tiles, exposed underlayment, and debris in gutters. Inside, look for water stains, sagging drywall, or a musty smell in the attic. Any of those warrant a professional inspection — small leaks compound quickly in the next storm.

Is it safe to run my AC during a monsoon storm?

During lightning, no. A nearby strike can send surges through the electrical system and destroy the compressor. Turn the system off at the thermostat and, if possible, at the breaker during active lightning within 5 miles.
